About Me
I grew up in Rogersville and graduated in 1992 with honors. I've since lived in Nixa and Ozark and currently reside in Springfield with my two Shelties, Keoki and Kai. I started dating Joe in July of 2001 and began my Real Estate career shortly thereafter. I was actually taking my Real Estate Licensing Class on 9/11, so I'll never forget it! I love working at Murney Associates and being a part of the largest Real Estate Company (in sales volume and number of agents) in Springfield.

Hello! The home was originally listed on March 1, 2007 for $79,900. It last sold in December 2004 for $70,000.

If your home isn't receiving any showings it could be one (or a combination) of three things: Price, Condition and Marketing. Ask your agent how and where they are marketing your home. You should have a strong online presence, great interior and exterior photos of your home on the MLS and some offline advertising (Homes books or your local newspaper).

If your agent's marketing is sufficient, you should look at the condition of your home. Is there anything you can do to make your home show better? You can paint the interior a more neutral color, replace worn out carpet, fix leaky faucets, make sure you have good curb appeal, etc. Ask your agent for more specific ideas.

Of course, if it's not the marketing or the condition of your home, it must be the price. Your agent probably did a Market Analysis for you when you listed your home. Keep in mind that a Market Analysis can only show you what homes in your area sold for in the past. The market is constantly changing. Listen to it. If your agent is marketing your home and your home is in good condition but you're still not getting any showings then the market is speaking to you. Contact the listing agent from the expired listing (or any agent that is a member of your local Board of Realtors). They will be able to tell you if the home is still expired or if it has been re-listed.

If it hasn't been re-listed the owners may just be selling it on their own, without the help of a Realtor. The listing agent from the Expired listing should know if the owners live out of the country or not and may even be able to help you contact them. - Tue Aug 12 2008, 08:06

Work with a buyer's agent! Your buyer's agent should be able to tell you what the current owners paid for the home, and they can run comparables for you to show you exactly what other similiar homes in the area have sold for in the recent past.

In addition to all of this great information, a buyer's agent will represent you and your best interests throughout the transaction. Buying a home without a buyer's agent is similar to going to court without an attorney. They're an extremely valuable resource, and most of the time the seller will pay the buyer's agent's fees for you. You can't beat that!

Is there an agent that has several listings in the same area as the home you're interested in? More than likely they're an expert on that area and would make a great buyer's agent for you. I don't recommend using the agent that actually has the home listed, since they're already representing the seller in most cases. You could work with that agent, but they would become a Dual Agent, which can get messy if not handled properly. - Tue Aug 12 2008, 08:02
