About Me
I am committed to detail. This includes understanding the specific needs of my clients as well as following through on all aspects of the transaction.

I am a full service, full time agent working in the Northern Virginia area. I am local to the area, having been born in Washington, DC, grew up in Maryland and have been in Fairfax County since 1982. This is home for me - I know this area very well and have seen all the development as it has unfolded over decades.

For Sellers, I offer direct marketing to targeted areas to increase exposure for the property. I also coordinate any other aspect of the sale as well such as new purchase, individualized referral to another agent for out of town areas, or anything else to help facilitate the needs of the client.

For Buyers, I spend whatever time is necessary to find just the right home for each client. Usually after seeing just a few homes with the client, I am able to have a good understanding of their likes/dislikes and can tailor my search to meet their specific desires.

Do you have any more information on the house? I will send you the listing if you can give me the address, MLS # or something to narrow the parameters a little.

There is usually some negotiation on pricing but it all depends on how it's priced to begin with. Once I see which property it is I'll be able to give you more information.

I would need to do an analysis of the neighborhood and see the condition of the house. Banks have been agreeing to pay up to 3% in closing costs but some are changing that and not agreeing to pay any at all. It all depends on the bank and each situation. I'm sure it depends also on how much is owed on that particular property as to what the bank will finally accept. I suppose all the previous offers were too low. The bank has guidelines and parameters they follow but they do analyze each individual situation.

I just did a quick search for all single family homes in Springfield with 4+ bedrooms and 2+ baths for the past 6 months. The average time on the market is 2-4 weeks and the average price is $2300. Prices ranged from $1800-3700 during that time.

I expanded the search a little more to include all four zip codes of Springfield. See the link below. They are in order by subdivision/condo name and include condos, townhouses and single family homes.
