Your agent, the listing agent, should not have turned over the keys to the property until the transaction had been closed and funded. Until the propery has been closed and funded, the liability for the property falls squarely upon the sellers shoulders. You can file a complaint against the buyers real estate agent, but if the transaction has now been closed and funded, I think you need to ask yourself if its worth your time. If you feel strongly about it, then go ahead and file a complaint with the Texas Real Estate Commission. - Fri Jun 6 2008, 20:08

I would not consider crime to be a factor in the communities / subdivisions that you mentioned. In comparing our Northwest Houston home prices to other parts of the U.S., you will find our home prices to be about 30% less. Over the last several years, we have experienced a lot of new home development which has kept our housing prices down due to supply. Some of the subdivisions that you mentioned are in better school districts than others. A school district does influence demand and correspondingly price appreciation and home value. These subdivisions are established subdivisions and some of the homes in them will need some updating. You are not missing anything. Hcad Appraisal's VS. Lender Appraisal's

An early Congratulations on the purchase of your first home. No other future home will be as special to you as this one. Do not get concerned with the HCAD assessed value of the property. You need to be more focused on what the other similiar homes sold for with the last six months (the comps for the property). These are the same properties that the lender's appraiser will be reviewing in his process of determining a value for the property. The lender's appraiser does not take into consideration the value assessed by HCAD. The value assessed by HCAD may or may not be accurate. It really depends upon whether the individual homeowner reviews the HCAD value annually and compares it to the market and also similiar properties in their own neighborhood. Hopefully your Realtor reviewed the comps with you before making an offer on the property. - Thu Sep 20 2007, 10:47

How is the Northwest Houston, TX real estate market doing?

The real estate market in Northwest Houston is doing well. We have experienced a little bit of a slow down with most of it occuring in the $80,000 - $150,000 which is the area most heavily impacted by the subprime mortgage problems. We are still selling homes but as you would expect the ones that are marketed the hardest, priced the best, and look the best go under contract first. - Thu Sep 20 2007, 10:35
