Shopping for a mortgage is easy now due to the internet. Many lenders will send an application to your email and you can fill out a form to determine what you are qualified to buy. Some fees are negotiable and of course those buyers with a good credit history and credit scores who pose the lease amount of risk to the lender will get a lower mortgage rate than those who have had credit issues. Spring and Houston are at the lower end of cost of living in the USA. A buyer probably has some idea of what they can afford based on what they have been paying for either rent or a house payment. FSBO's can be considered but often the sellers are not realistic about the value of the home. They may not know how to proceed if you do want to buy the home. They usually have limited market information and may not be competitive. Foreclosures are a good thing to investigate especially for someone who likes to be a fixer upper. Many of them are sold 'as is' and no previous information on the home is available. It can be important to know if the home has previously flooded for instance. Flooding in some of the Houston and Spring neighborhoods, due to the flat lay of the land here, is a reality. We sometimes have huge amounts of rain. Get your Realtor to show you the comparitive sales in the last 6 months for homes similar to the one you are considering.
