I'm replying to lend affirmation to Rick's analysis. As a lender working with clients who are tyring to refinance their homes to lower rates, I am not seeing any appreciation from last year, and in fact, I believe the Spokane Association of Realtors is reporting a very slight decline in prices from last year.

If you are trying to decide which neighborhood to live in I would certainly focus more on the amenities that appeal to you and your family. A lot of people who purchased based upon investment criteria are now stuck in neighborhoods they don't like. - Tue Sep 16 2008, 12:58
