All of the neighborhoods you listed are great places to live. In general, there may have been about 5-6% appreciation last year and no appreciation this year. If you purchased a home 18 months ago and did minimal changes that would affect value, you would not have seen enough appreciation to offset the cost of selling. Traditionally in Spokane, a home needs to be held for 3-5 years in order to recoup costs to sell. The desirability of each neighborhood is very subjective and will vary from buyer to buyer. Also you will find every price range in each neighborhood. The price range that is experiencing the most activity today is under $200,000. The Mead School District has a very good reputation. However I also think that Spokane School District 81 and the other outlaying schools also do an admirable job of teaching our children. Picking schools is a lot like picking the color of your next car in that it is a very personal decision. If this is an important consideration for you, I would suggest visiting the schools and talking to their faculty. If you asked a parent how they liked, Lewis and Clark high School, located in the city, you are likely to get a very enthusiastic approval rating. A lot of other factors might affect your decision on where to buy, i.e. travel time to work, neighborhood amenities, public transportation availability, municipal services, etc. I would suggest that you use your experienced Realtor to explore all areas and concentrate on those areas that feel good to you. Just a short time ago Buyer's had a choice of loan options that made it possible to buy a home with zero down. Now that lending practices have tighten up quite a bit, most of those zero down options have gone away. VA does allow a zero down, but has some costly fees that the buyer is expected to pay. If you have accumulated enough money for a 3% downpayment, I would look at an FHA loan. If you have enough for a 20% down, look at conventional financing. Depending on your local market, you may be able to negotiate with a Seller for some closing cost assistance. Get a "Good Faith Estimate" from your lender so you know exactly what it will cost to buy that home and work with an experienced Realtor. - Thu Jul 24 2008, 16:52
The final exact cost to sell a home will be computed by the closing agent in the form of a HUD closing statement. Estimated costs will include title insurance, closing agent fees, real esate commissions, state excise tax, recording fees, wire trasnsfer fees, tax registration and could include Buyer's costs if negoitated. Usually if you are selling a home in Spokane, WA you can expect costs to be between 8 and 9%. Actually the market in Spokane does lean towards the buyers not the sellers. Spokane has not been as adversely effected by the down real estate market as other parts of the country. As a result values are pretty much just holding. When the market does recover, Spokane is poised to take off again. So you see prices are probably the best they will get. Couple that with low current interest rates, I am not sure why you would wait. Of course by renting you can take some time to get to know neighborhoods better.
