In Spokane your costs to close are NOT " excluding commissions ,1%, or probably a little less". As posted below. The excise tax alone to close in Spokane County is 1.78% of the purchase price, then you have title, escrow, and all the small misc charges on top of that 1.78%. Cassellis, great question! Julie's response below is right on the money. Take whatever your sales price is and times it by 9% and that's your TOTAL figure for your costs. That figure is usually just a smidge above what it will actually be, but somewhere between 8.8%-9%. 6% real estate commissions and 3% misc which consist of 1.78% excise tax, title, and escrow or closing fees. Tip of the Day: if you are paying for buyers costs in the contract, have the agents change their commission based on the sales price less what you are paying on behalf of the buyer. So, to exactly answer your scenario of a $300K sales price, it would cost you a total of $27K to sell your home. Assuming the agreed real estate commission is 6% of course, which if you want to sell your home in this slower market please keep in mind that you get what you pay for as with anything else. Ask your friends, family, etc, for referals of a GREAT agent that they personally have used. If that's not an option, call around and interview agents for someone who is experienced and you feel will work hard for you. Tyler, great question and thanks for asking! I hope I can help answer that for you. First, let me say that none of us can predict the future, but from what we are seeing here in Spokane and what analysts are predicting is GOOD appreciation for our market. The national news of gloom and doom doesn't reflect what is happening in Spokane for we have always slowly risen in appreciation and don't have that over "inflated bubble" to pop like other markets that sore in price over night and then come crashing down just as quickly. We are and have still been appreciating here in Spokane. For 2 years in a row now we have been # 3 on a list of the 10 best cities in the nation for appreciation........that's huge! As Tamra stated, we are also #9 on Forbes top ten list of best places for careers and business for 2008. See article** http://www.forbes.com/bestplaces/ All factors and indications say to me we will continue to appreciate, though probably slower than 2005 & 6, as we will get some trickle down effect from the national housing crisis. In short, I think as long as your 3 to 4+ years here, you will be best purchasing over renting, assuming you get a good location and look for the best bargain and negotiate it as such. Tobias, first of all.....welcome to Spokane! It has been interesting talking with you in this forum and I sincerely wish you the best of luck in all your new endeavors here. I truly feel that prices are not going to get better for you here in the housing market, only more expensive. I know you have done lots of research and I hope your decision works well for you in the end. I am seeing values increasing as of most recent and things really have been picking up, who knows what will happen but all indicators are showing our "bottom" to be changing to an upswing.
