My advise is to ask your agent a few questions first, such as: What was the marketing strategy? Why did it not bring buyers? At what price does the market indicate your property should be priced? Is it properly priced? Are there any location issues or condition issues? What are the current market trends? What are the averge days on market? Are similar properties being shown or sold? Vacancy rates will differ depending on the market conditions. I think you will find vast differences across the country. As for the expenses, a general rule of thumb in Rutherford County, NC, is approx 25% - 30%, when estimating expenses I usually advise counting it as high as 33% prior to investment for the first year. This is based on the fact you may have unanticipated expenses such as repairs or additions to improve "rentability". At present we have 26% of the county population living in rental properties. Kim, we all agree, the first order of business is to get pre-qualified with a lender. This will avoid a lot of heartache as well as wasted time. You certainly do not want your daughter & grand children to find the home of their dreams only to discover it's out of reach, or to settle on something when they could be much more comfortable.
