Tman's idea that no one gets 7% commision anymore is completely off base. 7% is a fair price to pay for someone who can get your home sold in this buyer's market, when other means seem to fail.

Addtionally, there are some of us buyer's agents who work extremely hard to find homes that are far under market value who also get much more than 3%...

Someone please correct me if I am wrong, but ...I would think that if the buyer was representing himslef, there was no dual agency situation. The Realtor represented the seller only, and the seller, who has the final say on commision, set the commision at 5%. In addition, if the buyer was representing himself, why didn't he write his own contract and present it to the listing agent? - Thu Apr 10 2008, 08:23

I agree with the other answers. This is something that does happen sometimes. Your son is getting 3% of that total purchase price as a down payment on the home and the seller is also paying his closing costs. In many cases, this is the only way for the buyer to get in with no money down and the seller to get enough money to pay off the mortgage at closing. - Thu Apr 10 2008, 09:41

In the past 6 months, I have sold many brand new homes at huge discounts and I've developed a knack for scouting them out. Are today's No-Money-Down offers scams?

I hate to argue, but I must point out that you don't have to have good credit to purchase a home with no money down.
Susan, you may want to ask your lender to check into an FHA loan for you. As long as your past 12 months credit history is clean, you haven't had a foreclosure in two years, and your debt to income ratio is okay, you could very likely be approved.
There is a requirement for 3% down payment, but many Realtors can negotiate the contract so that the seller pays that down payment on behalf of the buyer. In todays market, many sellers are willing to do that in order to get the home sold.

100% financing is completely real. Almost all of my clients go this route. If you are renting out the home you own, that rental income could possibly reduce your debt/income ratio enough to qualify. It couldn't hurt to sit down with a reputable lender and see what he/she can do for you. - Wed Mar 5 2008, 10:36
