Why do you think Buyers are not out in the market buying a home at this time?

I, too, agree that the media has been one of the biggest forces keeping buyers from jumping into the market. Besides the issue of when and/or if we have hit bottom, the reports of lack of credit availability is keeping many from even looking. As REALTORS, I believe we all need to be proactive in letting buyers know that there is still credit out there for those with documented income and decent credit. For the first-time homebuyer, this is a great time to become a homeowner.

I found a great house but the seller will only sell it on a non contingency and commitment of bank mortgage.

Hi Regina,

As mentioned earlier, knowing more about the seller's circumstances might be helpful in structuring a deal to purchase this home. However, due to the average market time being longer to sell a property and the seller's concern about a fast closing, putting together a deal right now is going to be difficult.

I always recommend to my clients that they list their current home before actively searching for a new home. In your situation, even if you can get your home sold quickly enough to purchase the other home, you might very well accept less for your current home.

I suggest that you hold up on acting on this other home and concentrate on selling the current one. Who knows, the other home might still be available once yours is sold or under contract. Then, you will have alot more leverage to negotiate. Unless you can get the seller to accept a "hubbard" situation, don't sign a contract assuming your current home will be sold in time. This is very risky.

According to current MLS records, this property did not sell but the listing expired. It may be possible that this home is still available. If you are currently represented by a REALTOR, I suggest having them contact the owner to see if they are still interested in selling. If you are not working with an agent as of yet, I am happy to check into it for you.

How can i find "average market time" for a community, or town??? IS there a tool in trulia to do so???

I don't believe there is a way through Trulia to determine average market time for a specific area. The local Multiple Listing System allows member agents to run such stats. Most local agents should be able to provide you with this information.
