I was born in 1976 and have been practicing residential real estate since the age of eighteen in 1994. I am a real estate investor as well as consultant. I currently own twenty seven properties in the Greater Fort Worth Area. I understand from multiple perspectives the challenges presented in real transactions.

I am aware of the current state of the market. I feel that a general lack of integrity from agents, lenders, appraisers, etc… has created the current environment of breakdown being experienced in our market and across the nation. I feel that I as an agent have a responsibility to practice and act with integrity and be the change I wish to see in the world.

This current environment of increased foreclosure and home owner hardships has created a need for individuals that know what options are available to help support those experiencing hardships. Are stucco homes a good purchase in the Fort Worth area?

It is all relative. I recommend letting the property stand on its own merit based on the comparables. You may then notice a trend in regard to stucco vs. traditional in the specific neighborhood you are concerned with.

You may find the assistance you need by contacting and speaking with a title attorney. Most title offices have a lead attorney who you can field questions to pertaining to your closing.

Another option is to gain support and representation by working with a broker that has a real estate attorney on staff. This is would be the most useful option. My office has such representation.

Here is a third party attorney that my team has been very happy with.

I feel it useful to recognize that you are not only paying a premium by being the first to buy in such a new development, you are also going to be competing with the builder for several years if ever you have to sell your home. As the development grows the builder will begin to drop their prices. There are many good examples of this trend. Village of Woodland Springs comes to mind. Will this be your first new build experience? I recommend exploring existing homes in great detail before settling on a new community like this.
