"I was talked into a two percent deal with a new company in our area, all I had to do was sell my house myself - I did, and they were supposed to write the contract, but they didn't show up at the appointment so I wrote the contract the best I could-it fell apart at the closing table - then I met Bill Wootan's Team One, explained my situation (we had already moved to Fla.) and he said I need to pay a fair commission to the selling agent (Not His Company, the SELLING AGENT)- I agreed and in just a few days we had an offer much higher than my original and it closed five days later! I am so happy that Bill had us offer a higher commission to the selling agent and it SOLD! Now we are in Florida, and I am in real estate school - I just wanna be just like my hero - Bill Wootan!"

An owner has a choice of filling our a property information form, listing all the things about the home, the condition of like electrical systems, roof, etc OR do a property disclaimer - which means they are not telling you anything, you have to check it all yourself - it is common with owners who have not lived in the property, ie, banks or mortgage companies that have foreclosed on properties or owners who have rented the property - it is not a bad thing - but a good Realtor will always note it in their listings - just be sure if you are going to buy the property, hire a good inspector, and make your offer contingent upon a good home inspection report!

All auction properties are advertised in the local newspapers- on that carries all the PG county foreclosures is the Enquirer-Gazette - to subscribe call 301-843-9600!

Not unusual for a company that does not do short sale contract presentations correctly! I have heard of longer times - you see the bank or mortgage company does not counter the offers, they merely do not respond until they get an acceptable offer - then they respond quickly-are they really sure it was a bank or mortgage company approved short sale? - Wed Jul 9 2008, 08:26
Contact the mortgage company and/or the appraiser and challenge the square footage - did you actually measure it, or just go by the tax records?
