I do belive conditions are improving like your agent said. As for your home being priced well....well, that is unfortunatly what many sellers think because it is a lot less than they would have expected to receive for it in the recent years. Actually, until you have reduced the price enough to entice an offer, you are not priced at market value. Those are the hard facts of today's market. If you want it sold, you have to price it aggressively and have it in tip top condition. - Mon Jun 30 2008, 06:47

Not quite yet but be preparing yourself for a price reduction. I hate to send the bad news but in this market, it comes down to price and condition. It sounds like you have it in good condition so it is going to be price at this point. The marketing and mls will do their part but if you don't have an offer after 30 days or 10 showings (whichever comes first), you need to adjust the price. And you can't just look at the prices at the other homes in your subdivision, you need to look at the entire O.B. market. - Tue Jun 3 2008, 12:33

Are home prices dropping in Southaven, Ms.?

We have seen a dip in overall prices but it has not been the dramatic drop that you see on the news. The national media lumps the entire country in together. When actually, real estate is a "local market" only. Every market has its own unique conditions. And is Desoto county, we have one of the best affordablility indexes in the country. Add in a stable job market, great school system and the Desoto county will continue to grow. So, with continued growth, there is no way that we will see a continued dip in prices. - Sun Mar 30 2008, 12:06
