First thank you for responding back and letting us know your choice. It is always nice to know how something turns out that you invest time into. Second, I am glad you had a conversation with your agent and together you were able to make an arrangement that will fit your needs better. Often times not communicating well with each other often is the culprit to a lot of hurt feelings. Penny that is your choice. Be sure that you ask about interest rates, buy downs, and points that might have to be paid. Ask both for a good faith estimate before you make a decision asking them to disclose all fees. Then pick the one that works best for you or the one you have the most confidence in. If it is REO generally the seller will have no knowledge of the home as he/she is a 3rd party, bank that has never lived in the home. The listing agent has usually only listed the home and has been in to take pictures and do whatever required maintenance was assigned. You can check records but they will likely only tell you previous owner. My recommendation would be to find out as much about the area the home is in, make an offer you feel good about and be sure to make the offer contingent on inspections. Get a great inspector, it will be worth every penny. Ask for a home warranty in your contract as well. If you get the home, this will help cover an unexpected repair to a major operating system in the home in the 1st year. If you are working with an agent get them to help research the area. If you are not working with an agent, I would strongly recommend for this kind of transaction. The listing agent works for the bank! - Sun Aug 10 2008, 19:45
