No you should not be freaking out in this market. The market is very tough in our area right now. Buyers are being much more cautious and everyone is looking for a deal in a foreclosure. Your biggest competitors are new construction and the abundance of foreclosures on the market.

For years realtors said location, location, location. Your location appears to be great. In this market it is location, condition, price, and marketing. I agree with Traci that you might have to rethink your pricing. Pricing seems to be the major area that gets people to view. Make sure your agent is marketing your home in everyway possible. But even with a great marketing plan it comes back to price in this market.

Hello Jennifer, I agree with Rebecca on the staging. I too looked at your link and think you could use a professional stager. Go to stagedhomes.com and find a professional stager in your area. Staging a home costs less than your first price reduction according to statistics. New pictures and/or a virtual tour will really help with internet advertising. How do HUD properties work? How long is the process?

Clarissa: It is never too much work. You need to ask your broker for the website for HUD homes in your area. For Mississippi it is hooksvanholm.com. The website gives an overview of what buyers and brokers need to do in order to purchase a HUD home. Our HUD's pay 5% commission! Ask your broker about upcoming training in HUD homes. Staged homes typically sell faster. If you are not confident in your ability to help the seller stage their home go to stagedhomes.com to find a professional stager in your area. Statistics show that staged homes can generate additional buyer interest, maximizing the selling price of the home and/or selling in the least amount of time.
