There are several factors that will determine what type of loan you could refinance into. These include an accurate estimated property value, specific credit score, analysis of your income, assets, liabilities, and reserves. Every loan should be customized to the individual Borrower. To properly answer your question, there are several issues that need to be discussed about your specific needs and plans. These include; How long do you plan on living in this home...What is your LTV (Loan-To-Value)...What amount of monthly payments are you comfortable with...Do you currently have a Prepayment Clause...etc.
I would suggest that you speak with a qualified, reputable mortgage banker or broker to have them help you with your decision. You should be able to gain this advise without making any commitments or obligations to the mortgage professional.
