Ligia, The seller must disclose that information to you. Once you're in escrow, you should get a copy of the property tax bill which will show that information. Many bonds as well as mello roos are paid along with property taxes and are reflected on the property tax bill. Catherine - Wed Oct 1 2008, 13:40

Chi, HOA dues and Mello Roos are applicable in many places. HOA dues stand for Homeowner's Association Dues and you should receive a full package of disclosures on what is covered by the particular association as well as minutes and reserves once you're in escrow. You usually pay association dues directly to a management company on a monthly basis. Mello Roos is a bond in newer developments that was created to pay for new streets, schools, infrastracture, etc. If you are subject to mello roos, it must be disclosed to you, and you pay it along with your property taxes. You should work with a qualified Realtor in your area to find a home that has what you're looking for and one whose added costs fall within your housing budget. Catherine - Tue Sep 30 2008, 15:10

Claudia, pre-approval letters are normally written prior to presenting an offer on a house and they state that final approval is contingent upon the sales contract and appraisal. With current conditions of the mortgage industry, guidelines can change between the time a pre-approval letter was written and the time final approval is given. It is important to stay in close contact with your lender and provide the documents requested in order to obtain final approval. It is always a good idea to get final approval in writing from your lender prior to removing your loan contingency. - Wed Sep 3 2008, 12:58

Bill, You won't lose your initial deposit if you haven't released your loan contingency and are in within the time period stated on your contract when you find out you don't qualify for the loan. There are many variables and different scenarios can arise, so it is a good idea to work with a qualified Realtor who can guide you through the process. - Tue Aug 19 2008, 08:55

Calling your agent's brokerage and your attorney are both good ideas. It sounds like you are purchasing new construction and these are incentives offered by the builder. I would find out why the lender is not releasing the funds. There may be something that you can provide that will solve the problem. Otherwise your agent's broker or your attorney may be able to intervene, but they will need this information.
