Another note Debbie, Sebastopol and Sonoma County is a unique market, with many towns close to eachother, all with varying decreases in value due to the very recent market changes. Which is why it is so important to rely on local Realtors that know the most current property values first hand, all the way down to the street you are looking on. - Wed Apr 16 2008, 10:28
Hi Debbie,

It is my understanding that Zillow relies on County tax records which for many reasons are not accurate. Let's say your mother sells her property to you for a small amount of money, well that gets recorded as the value when the deed is recorded. Or many times they use tax assessed value which is never current. Talking to a local realtor that really has their finger on the pulse of the market right now is the quickest and most reliable way to know values in Sebastopol, and also to help you locate a great property at a great value. Hi Dan,

Many of the fees associated with selling your home are actually negotiable, including the sales commision rate you establish with your agent. The other fees to possibly expect consist of Title and escrow fees, transfer taxes and property reports. Again, all of these are negotiated at the time an offer is made as part of the contract. As far as taxes go, that depends on whether or not the sale results in profits. You do have a capitol gains exclusion that allows you to keep up 250,000 in gains without paying taxes as long as you hold the home for 2 years. I have a great track record selling homes and providing excellent service to my sellers including free home staging and reasonable commission rates. Let's discuss! It is a buyers market right now in the 800k and below price ranges, which means in many cases offers are being made below asking price. In the higher price ranges, if a property is very clean and in a desirable area with acreage we are seeing them sell at list price. So it depends on what you are looking for but it is a great time to buy and I can help you find the best house for the best price, I live and work in Healdsburg.
