I am a seasoned mortgage professional with New Market Lending. I am licensed in Maine, New Hampshire, and Massachusetts. Hi Dan,

My business spent over 4 years in Kittery doing mortgages. I know a couple of great agents that know that market in and out along with some great ideas for marketing it. One in particular is extremely upfront and straight forward with what options you have, what you can expect to get, along with some ideas that no one else had thought about. I wish I could personally help you but I do have someone that can.

Greenville, NH is definately one of the cutest towns. There have been several responses for you that are all in helping mode. I hold my offer open to you to give you advise by phone on ways to get your score up there. I don't charge for that.
Also, not knowing most of the loan officers (I'm sure they are all well qualified and respectable) I can speak highly of one of them that responded. David Kesler is located in Portsmouth, NH and I have gotten to know him over the years and meeting several of his clients. David is known as one of the area's best FHA loan officer. He is highly respected and comes highly recommended on the seacoast of NH.

Are you buying in NH? Or Florida? I do credit scoring classes throughout NH and ME and would be happy to sit down with you one on one and show you how to get your score up enough to be able to qualify. Alot of people have a low score only because they don't know what counts the most in the scoring process and small changes could boost your score tremendously.
I will do this FREE OF CHARGE to hopefully help you get your dream home.

Ddl, great question. Other than asking around I'm not sure if there is data that can be reviewed by anyone. I am not a realtor but work with several high producing realtors between Portsmouth and Concord, NH. I'd be more than happy to pass along who they are to you if you're asking this question to find out who is the best of the best in this area. You're not alone in this. There are many people that have purchased within the last 3 years that are in the same situation as you are. If you don't have to sell right now, don't. If you have to sell then you'll have a couple of choices to make. One is to list it for what you feel you can get and what a realtor is willing to list it for. It's possible the right person would come along and buy it for what you want due to the unique amount of land with it (especially if it's subdividable). If it doesn't appraise for the sale price they would have to put the difference in money down or possibly find a cash buyer (there are many out there right now that are buying). Or, you take the loss and sell it for what the market is bringing right now.
If you can, best to try and hold on till the market corrects itself and you will have more control over what you want for it. They say the Boston market (which we're part of the Boston market) will be or is currently the first to recover from this "market correction".
I'm not a realtor but if you want a couple of names of the area's best of the best for realtors, just ask and I'll get them for you if you decide to try and sell. Good luck and I hope I've given you something to go by. - Tue Aug 19 2008, 13:31
