Hi Wendi,

How are you? You have a great co-op in Bronxville! What a wonderful location, with so many amenities buyers are looking for.

I would recommend looking at homes in Somers or Katonah area. Somers happens to have the lowest tax base in northern Westchester with the help of IBM and Pepsi! Many towns do not have the industry to assist in keeping our taxes lower.

Once you decide where you would like to live, put your co-op on the market immediately. As the other realtors have noted, you are not in a good situation if you have found a home you would love to buy, but still need to sell your co-op.

One other thing, you might want to also search for homes in Somers. Our tax base is lower because we have IBM and Pepsi. Homes may be more expensive, but the taxes are the lowest in northern Westchester. However, homes in Yorktown are cheaper, taxes are higher...but Yorktown taxes also include sanitation costs, etc.

Hi Chris,

Although both homes could be located within the Yorktown school district, it could be that one street is located with Yorktown High School and one with Lakeland High School. Taxes would be different depending on school district as well.

The Tax Receiver's office of Yorktown informed me that taxes for Lakeland schools are $921.12 per a thousand of assessed value, and Yorktown High School homes are $866.00 per a thousand of assessed value.

The Assessor's office (914.962.5722) will tell you that the home is reassessed if the owners have applied for any type of buiding permit, and is based on square footage, property size, year of home, etc. The Grievance Tax dates for Yorktown is June 1st to the third Tuesday of June each year.
