The "Discount" companies are pretty much known to the Real Estate market. There are several programs that are used. No representation, so the seller wroks direct with the Buyers Agent all the way to full representation. You will get what you pay for in all cases so be prepared. I do agree with the earlier statemnt and that is if it it is one of these then we will take 3% off as well as market value.
In a lot of cases the buyers groker is doing a bit more work to make the deal happen as it is now a sale that involves emotions on the sellers end instead of logic and numbers.
In todays market the buyers are a bit harder to find and some Realtors will expect not 3% but 4-5 % because they have gold in the buyer. Did the FSBO type seller save in the long run? However there are many people that want the home on MLS and can work the sale fine, but they are not the majority. Even though it is listed it is still a FSBO. The hard part is you pay upfront on a lot of these programs. The market today is seeing these flat fee companies losing market share as the sellers are starting to realize just what the Real Estate community does offer.
