My team (I'm with Prudential Georgia Realty) and I work and live in this area. This home isn't on the market anymore. I double checked with the listing service as well and its not listed. By the way, the street address on the Trulia listing I believe is incorrect as well.

We know of a few other properties that would be comparable to this one. There are some great ones to choose from!

I am moving to Georgia and considering the Marietta or surrounding areas. Any advice on the nicer/better?

Hi Michael

Everyone here has provided a lot of good information and recommendations, but it would be impossible to give you good relevant advice without knowing details as far as where you work, what you need access to (airport, shops, community places, etc) There are many good homes and neighborhoods around Atlanta and surrounding areas, so take into consideration your interests and requirements before selecting an area. Work with a professional agent who knows the different areas and who will be able to match your needs with the right neighborhood and represent you in getting the best home at the best price.

Anyone dealt with a builder who will buy your current home (value 115k) if you purchase one of their's in?

Yes, there are builders out there that will do this. The question will be where do you want to move to and if that builder has inventory available. Also if you are looking to purchase something a little higher than what you are selling for, it may not make much sense for a builder to do it. If you are looking to upgrade by quite a bit, then the interest level of the builder will increase. How do you deal with a crazy asking price?

Ignore the crazies. If your comps are correct, this seller is possibly way overpriced and it will take time for the seller to get back to reality (if it happens). Why not use a professional Realtor to represent you in your transaction and minimize your risks. Having someone who has seen the property and knows the comps can much better advise and give you strategies in negotiating if you must go after the above home. Call me! - Tue Jul 15 2008, 19:51
