About Me
I have lived in the Conejo Valley, Wood Ranch area for 24 years and have been a Realtor since 1989. I love this community and know it well. The clients that I help are often wonderfully surprised at how well I know the subtleties of this wonderful area and they learn to trust me very quickly. I am not in real estate to make "the sale". I am in real estate because I love helping people find the home they really want and will do what it takes to get that job done.

Trust is a big issue in real estate and you will find that I will never try to "sell" you a home. You are the one that makes the decision to buy or not. If you are not certain, my advice is always to stop and think! Don't do it if you aren't sure. I give honest advice and do my best to answer your questions. What does "Seller reserves all services" mean?

I believe that "Seller selects services or seller reserves services" are the same. It is not legal to say this in California. It is ALWAYS negotiable, BUT the seller (seller's agent) usually calls the shots. If you prefer a title or escrow company and the seller's agent won't give in, try comparing costs and see if the escrow and title companies will negotiate. - Thu Sep 13 2007, 16:33

Hi Irina,

I lived in Thousand Oaks for 18 years and moved to Simi Valley, Wood Ranch a little over 5 years ago. I love it! It is slightly cooler than Thousand Oaks and very little crime. The people are great and the air is good. Simi/Wood Ranch has lower prices than Thousand Oaks and you really don't give up anything. It's an easier drive to the Valley and Los Angels too!

I've sold many homes in Simi Valley and my clients love it here too. Wood Ranch and Big Sky are terrific microcosms in Simi Valley and these areas are what most of my clients prefer when I show them Simi Valley. There is also a beautiful neighborhood that is zoned for horses.

Short sales require a great deal of patience! I entered the real estate field in 1989. That was the year that short sales and foreclosures skyrocketed. I dealt with many banks that held REO's and it was no picnic. They were stubborn and it took a long time to get them to see reason. Because of those experiences, I would rather not deal with them.

If you have plenty of time on your hands and feel confidant that you will be able to get a good deal AND get a good interest rate, give it a try. It can take weeks to months before you know if you "won". But it seems that banks don't always play by the same rules as Realtors do. I have heard of situations where the acceptance of an offer was overturned for a better one.

While you are waiting for the banks to respond you may be missing out on some great properties AND interest rates. So keep looking for properties and keep your eye on the interest rates. Don't let either get away from you because the odds are great that the short pay won't work out for you. - Mon Sep 10 2007, 13:24

Can a Real Estate Contract be cancelled for a better offer?

The short answer is no!

As the escrow period continues and some disagreements come up with no resolution, the escrow can be canceled, but only if both parties agree to it. If the reason for cancellation is legitimate and one party does not agree to cancel, that party is subject to a fine. - Mon Sep 10 2007, 10:14
