To Cindi - Thank you for your response to the Dallas Agent. I have experienced several responses from both out-of-area consumers and agents and I find it rather unsettling. I am a professional with knowledge in this area and would not begin to offer advise to Southern California or out-of-state consumers.
With regard to the schools and the Campbell area, CJ hit the mark. 95008 (Campbell area) is up approx. 6% in comparison. Rolling Hills and Marshall Lane are excellent schools (I have personal experience). Westmont does fall a little from Saratoga and Leigh but continues to be in the top percentile.
As for resale, an extensive comparison of the properties where you plan to purchase could give you some indication. I agree with CJ that this area would definitely be a good investment for a first home. - Mon Jul 28 2008, 10:15
I have lived and worked in the City of Campbell for 16 years and know the area quite well. Best areas for condos are Union Avenue and the downtown area. Campbell is a unique "community" with an expanding downtown area . Your daughter should be able to find a 1 bed./1 bath condo in her approved range. - Mon Jul 14 2008, 10:43

In response to John's answer, I'm not sure he is aware of the exact location of Mountain View and Campbell. The article which he attached mentions Sacramento, Bakersfield, etc., etc. and agents are aware that San Joaquin and the Sacramento valley areas were initially the hardest hit and probably will take much longer to recover. However, Mountain View and Campbell are not located in "the valley".

Christina - Quite a difference in areas between Mountain View and Campbell. The City of Campbell is up and coming, offering shopping, light rail services, and a very quaint yet progressive downtown. The schools in Campbell are highly sought after. Some locations in Campbell border Los Gatos which gives the property an advantage. Job location is very important and are you up for a commute? Mountain View tends to lend itself to the high tech industry and their employees. Both Campbell and Mountain View

In my opinion, advertising (or lack of) seems to be the key here. Why only 2 photos? And no mention that your home is situated in the "Cambrain area" - a well sought after location. Market conditions also play a major role but I would go with the advice of other responses - upgrade marketing, photos and possibly staging to provide a very dramatic effect - all of this before reducing the price. - Mon Jun 9 2008, 10:29
Rhp - The City of Campbell is in the heart of Silicon Valley with easy access to major freeways. It has a small town charm, a great downtown and homes are priced within your budget. The Campbell area homes have "held their own" during this downturn of the market. You are close to the cit y of San Francisco, the beach at Santa Cruz and yet have access to high tech (Apple, HP, eBay, Yahoo, Google, etc.) - Mon May 26 2008, 08:41
