A short sale occurs prior to the Foreclosure and to keep the property from Foreclosing. As long as the lender is on board with the short sale, this could be a much better transaction, depending on the State that you live in. The commission is paid by the lender, and trust me, he will earn every bit of the commission because a great deal of the work to bring the Contract to the lender for approval is done by the realtor. I would not sign anything with this builder until your attorney read the contract thoroughly. I have bought all new construction and once I sign the contract that is the price. He can not do any cost because material gone up. I would flip the question to the builder and say, if you get a good deal on material and the price goes down, do I get a credit. - Mon Jun 16 2008, 01:10

The bus is your best option depending on where you go in Marlboro. I grew up in Marlboro and know the area well. The train is also an option, my concern is your commute is at least 20 minutes to the station.

If you look at Long Branch there has been a lot of areas which have been revitalized. From what I understand there is a plan to update and work on Broadway. As far as being safe, I think the area is changing for the better and I have not heard or read of any serious issues. If you would like to see some homes, please contact me at 732 691 1668.
