May I add, you can simply google this information, towns/schools, narrow your search based on your needs: price, commute, amenities. Make a selection of the communities that appeal to you, and visit these communities. There are many wonderful towns on LI where you can find a 3BR home in your price range. Simple, If the house sells in the first three days on the market it means that it was priced right! If all conditions are met and both the seller and the buyer agree on the price there is nothing else to consider, time on the market is irrelevant. Compose yourself after the initial shock, take a deep breath and move on...That said, did your neighbor state why he wouldn't hire you? If it is as was mentioned, because he doesn't want to list with a friend or neighbor you must respect his decision.

On the subject of free advice, he shows lack of tact in asking you to give your expert opinion when he doesn't have any intentions of listing with you. Be polite and decline with a smile.

Would you show his property? That is entirely up to you. If you have a buyer, why not...
