Definitely buy resale.....thought of looking in Sedona? For the first time in years Sedona's prices have reached "very affordable" with many, many opportunities and when the market comes back you should see a stronger profit. We have a great "fixer upper". If you would consider heading a little north to get out of the summer heat look at the Sedona area. We also migrated from Florida and have never looked back. As many have suggested, neutral warm colors are the best and at least a few furnishings so potential buyers can get an idea of how they would decorate. Clean - no strong odors and with great landscaping, coupled with a great price and you're "good to go." - Thu Jul 17 2008, 15:24

Since you are not an agent you may want to offer a fee such as $1000 and send a letter to everyone in the community asking if they know someone that might be interested and should they buy you will pay the $1000.
