Adjacent our $1.8 million listing on Yarrow Point, adjacent the 520, are four new homes under construction due to market between $3.8 and $4.2 million this fall. These homes, like ours, are positioned to the north of the 520 where traffic travels downhill; much quieter than the South side, Clyde Hill. Great question. I have a home listed on Yarrow Point whose property backs onto the 520, owned by the same family since 1992. He called the morning following the paving to say he's enjoying his morning coffee on his patio for the first time. A couple from the UK visited the home recently and chuckled about the surface test as they have first-hand experience in Europe with a similar process. "What's to test? It's been done for years in Europe and it works just great!" Too, they added it seems to hold up much longer than the usual pavement material. Finally, adjacent to our listed property are four (4) $4million homes under construction which share the same 520 proximity. From personal and professional experience, the Northshore School District is outstanding and rated in top levels statewide. That would include communities from Kenmore to Bothell to Woodinville. KC has slowed from 90 MPH to about 55 MPH. Indicators, short-term and long-term, point to demand increasing faster than housing units or building permits over the next 3 years. 143,000 new jobs vs. 55,000 housing units. Convention Center, Cruise Ships and Commercial Building Permits over next 3 years are at capacity with newhires being increased to handle workload. 26,000 new jobs await the production of the new Boeing Dreamliner. Edmonds is :25 minutes to Seattle's Union Square in rush hour on express transit. Recent purchasers of 16 new homes in Edmonds worked out of the area, the majority working in downtown Seattle.
