Ask yourself this question: Why do I want to use a REALTOR with my new home purchase? If your answer has anything to do with advice and representation, then ask yourself: Why did I not get the REALTOR involved before I started looking? I don't understand why you say you are not ready to work with her yet.
Look at it from the Developer's point of view: they spend hundreds of thousands of dollars making their models sites available and tens of thousands of dollars advertising their sites and staffing them with helpful, knowledgeable personnel. You respond to the advertising, visit their beautiful site, spend time with their sale personnel, and, based on what you see and what you learn from the site sales agent, you decide to buy one of their houses. Why should they pay your agent? What has your agent done to bring you to the decision to buy?
Usually, a situation like this amounts to blackmail: "Ok, I will buy this house we talked about last weekend, but first I want you to meet my friend Suzy here. She has a real estate license and my kids play with her kids and you have to agree to pay her $10,000 or I am not going to buy this house." Does this sound fair to you? This is exactly why it is such a problem for builders.
My advice: Get your REALTOR involved right away and don't go visiting any more New Home Sites without her. Make her earn her commission. - Fri Oct 24 2008, 10:45
