Great question! In general, single story homes will sell better than 2 story homes. One main reason being that you are open to a larger pool of buyer prospects. There are buyers that can only do a single story and then there are buyers that may prefer a 2 story home but could settle for a single level if all the other features of the property work.

Additionally, if you compare the same square footage between a single level and a 2 story home, the single level will most often sell for a higher price per square foot. - Sat May 30 2009, 09:57
