Christine sold my house in 5 days in a tough market. What’s even more impressive is that my home was on the market for over 300 days with another realtor with no offers and very little activity. I was so frustrated that I took my house off the market for a couple of months. I then began to interview prospective realtors and kept getting the same old lower your price story.

You might also consider the Fountain Hills area. It is a beautiful community and has very easy access to the East Valley. You'll find great views and great custom and semi-custom homes in a small town atmosphere. Fountain Hills has a great location as it is close to Scottsdale and the East Valley. It is very common in this real estate market for sellers to provide a buyer a concession to help purchase a home. There are even banks that offer programs to sellers in which the seller can offer a buyer a mortgage abatement or other type of concession. Most concessions from a seller to a buyer cannot be more than 2 - 5% of the purchase price of the home, so be sure to check with your lender first to receive guidance on what is allowed for your particular loan program. As long as you have the "OK" from your lender you should feel confident that your loan will be approved with a seller concession. Also, make sure you consult your real estate agent on what is a customary concession in your area. Each market may be different so seeking for guidance from your local expert is a good idea.
