You need to come up with the extra money to pay off your mortgage company. If you do not settle your mortgage, the bank will not sign off on the sale of the home.
You have the option of a short sale, which is when the bank allows you to sell for less than the mortgage amount, but this will damage your credit and probably keep you from purchasing a new home in the near future.

Due to excess inventory and foreclosures, home values have few ways to go but down. I have a hard time believing those values will drop and come back within a year. I would say, get an agent to analyze the local market and see if your home could be presented well and sell now at the price you want. It sounds as if you already did this and the agent told you it will not sell. You probably need to wait a few years for home values to steadily come back, or be willing to take more of a loss now in order to take advantage of the current buyers market. Since you bought in 2003, you may still have a decent amount of appreciation in the home to make the move worth it! - Mon Jul 14 2008, 07:51

I am assuming you are not using a buyers agent if you are missing out on new properties on the market. Most agents can set you up with automatic emails of new listings as they come up so you won't miss out. Also, I agree with those who posted below on having a buyers agent advise you on the amount to bid. A buyers agent also the ins-and-outs of the purchase contract to make your offer look more presentable.
It is hard to believe that a bank would let a home sell without having appropriate exposure to the market (selling to the listing agent's clients only). Most likely the homes are just selling quickly.
