Yes, sellers should stage first. We always tell them the importance of missing any potential buyers. We say “Be wise and stage before you show. Buyers may never take a second look at your property."

But…no information pertaining to what has already happened with this property is listed in the post. Therefore it would be remiss to assume details and give advice to the seller on anything other than what is asked “should I reduce the price now or wait”.

Here is some enlightening info for sellers, something brokers will not be happy about. A reduction in asking price is always more detrimental to the seller then the broker. Look at the following general example and ask yourself if the reduction in asking price means the same to you as it does to your broker/agent.

Asking price $400,000. x 6% commission = $24,000. to the broker
Reduction - 2.5% ($10,000.00 from the seller)
New price $390,000. x 6 % commission = $23,400. to the broker

Seller lost $10,000.00 Broker lost $600.00
(how many properties will (how many properties will
you sell in a year?) a broker sell in a year?)

A typical seller will not realize another profit on real estate for years to come…a broker/agent will realize multiple in the same year. A broker will recover that small loss faster then a seller.

Perhaps if a broker suggests you drop your price they should also offer to first pay for your staging fee… which is less than the first price reduction - even on the broker’s end of the deal!

It’s my guess that a broker’s response to this will be something along these lines:
“Well, if you don’t reduce the price you may not sell it at all therefore you will not lose $10k but any potential profit”. Sellers…this is not a great market. Many homes are sitting for many more days because there is just more inventory out there for buyers to choose from. And money is not as readily available or as cheep as it used to be. Someone who wants to sell your home will “HELP YOU SELL YOUR HOME”. Good luck and don’t lose hope.

HOLD ON... STOP RIGHT THERE!!!! There is something else you can do before you lower your price and lose all that money. What we tell people is this; "The cost of staging and decluttering a home is LESS THAN the your first price reduction". We provide home staging & decluttering services within Massachusetts. This tool has proven VERY effective time and time again for sellers just like you. There is info on our website (pictures / statistics / etc...). In most cases we can make a tremendous difference in the appearance of your home by using what you already have and also deleting much of it. You do have the option of renting furnishings, window treatments & decorative items at an additional fee but this is in no way a requirement and we do not try to sell this option to you - renting is completely up to you. We understand most sellers are looking to make a profit on their property and want to pocket as much of that as possible. The typical cost to stage a home is in the low to mid hundreds. If you are considering selling it yourself and want to find the right asking price you could check out some of the open houses in Southie that are similar to your own and go from there. Or you could have a few brokers come in and give you their estimates which will come in handy later if you are not successful on your own. Here is some bad news... from my experience most FSBO's eventually do list with a broker. You may get lucky and sell it yourself but you may also lose alot of precious time trying to sell it yourself. I have done it myself & it is extremely time consuming. You just do not have the marketing resources and time (assuming you have a full time job) that a broker does.

But if you do try to go it alone there is something you can do for very little money that will make your property really stand out among the many. Just as if you were going on a date...you would look your best and be on your best behavior...correct? We provide home staging & decluttering services within Massachusetts. If you pay more then $1000.00 that's TOO much. There is much a stager can do with your own furnishings that should cost them absolutely nothing besides paying themselves and their staff. If the property is vacant and you need to rent furniture the cost could go up considerably. Hope this helps. - Fri Jun 13 2008, 12:41
