Yes, sellers should stage first. We always tell them the importance of missing any potential buyers. We say “Be wise and stage before you show. Buyers may never take a second look at your property."
But…no information pertaining to what has already happened with this property is listed in the post. Therefore it would be remiss to assume details and give advice to the seller on anything other than what is asked “should I reduce the price now or wait”.
Here is some enlightening info for sellers, something brokers will not be happy about. A reduction in asking price is always more detrimental to the seller then the broker. Look at the following general example and ask yourself if the reduction in asking price means the same to you as it does to your broker/agent.
Asking price $400,000. x 6% commission = $24,000. to the broker
Reduction - 2.5% ($10,000.00 from the seller)
New price $390,000. x 6 % commission = $23,400. to the broker
Seller lost $10,000.00 Broker lost $600.00
(how many properties will (how many properties will
you sell in a year?) a broker sell in a year?)
A typical seller will not realize another profit on real estate for years to come…a broker/agent will realize multiple in the same year. A broker will recover that small loss faster then a seller.
Perhaps if a broker suggests you drop your price they should also offer to first pay for your staging fee… which is less than the first price reduction - even on the broker’s end of the deal!
It’s my guess that a broker’s response to this will be something along these lines:
“Well, if you don’t reduce the price you may not sell it at all therefore you will not lose $10k but any potential profit”. Sellers…this is not a great market. Many homes are sitting for many more days because there is just more inventory out there for buyers to choose from. And money is not as readily available or as cheep as it used to be. Someone who wants to sell your home will “HELP YOU SELL YOUR HOME”. Good luck and don’t lose hope.
