It is 85 Braemar in Elk Grove. It is under contract as of 11/5/08. The 1st asking price was at $350 and now it is down to $249,900. They will publish the sales price upon closing. Hope this helps. It has been on the market for a long time. - Tue Nov 11 2008, 11:30

The buyer was within the guidelines(Northern IL) of the contract unfortunately. Since eventually the buyers would not qualify for the mortgage contingency without that 20%, that would also be another avenue out of the contract. Maybe you should look at it as a blessing that you got rid of these buyers early on so you can continue to sell your home to someone who valued it?
Furnace servicing is not part of the home inspection paragraph but alot of buyers manipulate the sellers into thinking so. Unless the furnace was 'misfiring' for some reason, servicing should not be an inspection issue. Goes under the 'normal wear & tear' section of the contract.
It's a shame you were inconvenienced by this buyer. Dad wasn't a part of the contract. - Tue Oct 21 2008, 08:44
There alot of different points to consider first. Tax consequences? As a realtor in the area we do help with rentals, suggesting a rental price, evaluating your lessee, etc. I currently work with some investors that I help with homes in Schaumburg & Hoffman Estates.
