"As Managing Member of Sozo Properties, LLC, I would like to highly recommend Claudia Armbrister, Realtor, for the Accredited Seller’s Representative (ASR) designation. I have known Ms. Armbrister for 6 months and in this short span, she has represented me and my company in four real estate transactions. Although this letter intends to focus on her abilities as a selling agent, I might add that she has over and exceeded her duties in serving as our realtor in all of these transactions. As a buyer’s agent, she has negotiated aggressively for us, made extra phone calls, assured that every area of buying was taken care of, and even noticed crucial last minute details at the closing table that had been overlooked by lenders, attorneys and all other parties involved! As a listing agent, she has, again, abundantly exceeded her obligations in every aspect. She has truly made us feel like she has our very best interests in mind at all times. She is always available (7 days per week!) by cell phone, answers emails promptly, and will call anyone at any time in order to get the information we need from her. I will recap one such experience where we used Ms. Armbrister as our listing agent. We had recently completed a rehab project on a small house in the Georgetown area. Not being completely decided on whether we would rent or sell the house, we had Claudia come to give us her opinion as a real estate professional. After having done careful research on the market in the area, pulled up written comps for us, and talking to her many knowledgeable superiors and sources, she came to the house to give us her opinion. Knowing that she had done all of this research previous to coming over made us feel confident that she was well informed and able to help us with our decision. Upon looking at the finished project, she gave us a figure of what she believed the property would list for. She suggested a $10,000 range and told us it would be completely up to us to name the figure – she would happily list for whatever we were comfortable with. To our pleasant surprise, even the lowest end of her range was well beyond what we’d imagined we could sell for! Still a bit skeptical, we trusted Claudia and went ahead and decided to list for her highest figure. Little did we expect what excitement would follow! Immediately she was on the telephone calling contacts, investors, other agents and potential home buyers she knew. It wasn’t but 3 hours later that she even sent someone over to go see the house, even before it hit the market as a listing! To make a long story short, the house had a contract on it in four days, buyer paying ALL closing costs (!), and the entire deal closed in three weeks! We got exactly what we wanted for the house. Claudia has shown us over and again that she truly has her client’s best interest in mind, working diligently and uncompromisingly toward achieving the best possible outcome for them each time. We have already recommended her to several investors that we know and expect that they will be as pleased with her as we have been. "For Claudia: In March of 2007, my husband Michael and I were stationed in Germany and on orders to Savannah, Georgia when we decided to take the leap and buy our first home.  We were very excited and nervous about shopping for our home considering we had to do most of our research from overseas.  We had also found out we were expecting our first baby, so the pressure was really on!  We contacted Claudia and she made the whole process a pleasure from the beginning.  Claudia took our input and really tailored the whole process to fit our individual needs.  We had never been to Savannah, so needless to say we had no idea what the area, homes or market were like here.  We had a million crazy questions and she answered them all without missing a beat.  We trusted Claudia to be our "eyes and ears" and show us really nice, affordable homes even though we were so far away.  Claudia was so patient with us despite the time difference and long phone calls.  Claudia also put us in touch with a lender who worked with us long distance.  To make a long story short, by the time we got to Savannah all the details were worked out and all we had to do was pick our house.  I would have never thought buying a home could be so easy.  Thanks to Claudia we are now on our second purchase, an investment property in Savannah.  We are so happy with our house and our neighborhood and will call Claudia the next time we are in the market for property. On a more personal note – she even had me stay in her home due to housing constraints – as a guest for the few weeks prior to our purchase/closing—she’s a terrific room-mate and a great friend of my entire family now! "To whom it may concern: Let me begin by saying Claudia was a lifesaver to me! I had to fly in from the West Coast and had only 3 days to look, find, make an offer and close the deal on a house. She was willing to dedicate herself to me the entire time I was here, to ensure I found what I was looking for. When I told her of the package deal I booked via the internet and where I was staying, she said, "NO" because apparently the hotel was in a seedy area. She then insisted I stay with HER in her home, even with me arriving at midnight! True southern hospitality that I had heard about but never experienced. Each day she had listings and appt’s set up for us to go see. When I finally found my house, we made the offer. She saved me $5,000 on the deal, and also got the refrigerator and hot tub included, exactly what my offer was.   A month later I flew back in but money was tight, so I decided to camp out in my new house because my movers wouldn't arrive with my belongings for 3 days. Claudia brought an air mattress, blankets, pillows, and a small TV so I would have something to watch and somewhere besides the floor to sleep. Speaking of TV, she even arranged with the Cable company to be let in so my cable would be on when I arrived.  In closing, I would highly recommend Claudia for all of your real estate needs.  She truly goes beyond what any other agent I have dealt with regarding the 4 homes I have purchased. "Claudia is not just a Real Estate Agent, she’s a GREAT Realtor®!!! Last summer my husband and I were looking for a new home. I called Claudia. Within a couple of days she emailed me some listings. All of the listings had elements we were looking for. Claudia doesn’t just take your name and number and start sending listings to you or start showing you houses. She listens to your wants and needs and does everything she can to find it for you. She helps you find that “it” house. And she doesn’t stop there. Buying a home is a difficult, emotional and exhausting process. It requires a lot of patience and understanding from everyone involved. Without Claudia, I don’t know how we would have gotten through it. She kept us (really me) calm and collected. If she ever got stressed we never knew it, she doesn’t let it show. She fights for what you want. My husband and I knew how much we wanted to spend. With Claudia’s help we found “the” house and she fought for us. It took some negotiation, but we got there. We talked on the phone daily throughout the process. Sometimes until 8:00/9:00 in the evening. Frankly, I don’t know how she does it. She is one heck of a Realtor®. She really looks out for her clients’ interest. If we ever buy or sell again you can bet I’ll be calling Claudia, I wouldn’t have it any other way."
