About Me
I am broker/owner of Mike Farmer Realty in Savannah, Ga. I have a small company of 6 agents and serve mainly the downtown, midtown and island areas. I work with buyers to gather information and make informed decisions.

My belief is that buyers should be able to search and gather information in peace with no hype or pressure from me. If a buyer has questions, I'm available to give the answers. Real estate "sales" has changed and service is now more important than salesmanship. My website is designed to present local information and offer my services to personalize your search and add content to the pictures of homes you view online.

I am never in a hurry for a buyer to buy. My business is not dependent on any one transaction. I want buyers to take the necessary time to find the right home at the right price with the best conditions, and to take as long as necessary to make the best decision

20% below list price might not be good strategy. What if the home is 25% overpriced?

A better strategy is to find a home that is priced fairly in this market. To be honest, if a home is priced fairly and in good condition, it will most likely sell, so asking 20% off a home that has been reduced to the present fair market value is going to difficult to find.

You might be able to get a home for 20% less that is in very poor condition, but you have to look at how much money you will have to put into it after buying it -- market value and condition should be the critieria, not 20% below listing price. - Sat May 17 2008, 07:54

A good option that is available in Savannah is duplexes. There are a good many to choose from in areas under active restoration. I bought one as an investment in the Thomas Square Streetcar District, also known as the Starland Design District. You have to know the area fairly well because renovation is splotchy right now, but certain pockets are doing well. - Mon Aug 13 2007, 14:29

Where are the next hotspots in Savannah? Why? Who is the buyer?

The Savannah River Landing is going to be incredibly hot for a long time. It is a 54 acre expansion of downtown going east along the Savannah River. There will be tow luxury hotels built, new shops, condos, townhomes, office space, and river homes along the Savannah River reminiscent of Charleston.

A lot of young professionals are buying condos in downtown Savannah. It is fashionable to live downtown, it is not overcrowded, easy access to dining, shops and nightlife. - Mon Aug 13 2007, 14:18
