I beleive the advice you have been given is correct. Burnsville is still a central hub for the twin cities and offers many opportunities, so with a few years under your belt, you should have built up some decent equity. Buyer's Agent? Do you need one and how do you find one?

Real estate agents are everywhere...literally. It's finding one that you work well with and the one that really does work for you! You pay them nothing to be represented as a buyer. Only the sellers pay the agents. Your agent can be found on many portals that carry real estate folks for you to look at. Read their profiles and ask your friends about their best transactions and suggestions. You could start by going online to an agency that you like, ex: Remax, or Edina Realty, etc. and locally find someone that you think may do a good job. - Mon Aug 4 2008, 13:04

I agree with you. I have dealt with these many times over and usually it is the best interest of the agent to submit every one. Doesnt matter what we think, as the bank has different criteria and may surprise you. It's a lot of work as you have to call constantly and check with the agent. If it's my listing, that means I need to submit a HUD or Settlement sheet with each offer meaning I have to go over to the title office each time and have them draft up one of these. On my last transaction I tried to do everything I could to help both the bank and the seller and I ended up submitting 9 offers to the bank. All were happy because there was effort on behalf of each agent. - Mon Aug 4 2008, 13:00

The best way I have found is to deal directly with the bank and have your folks write a letter to the bank giving you permission to speak with them. You can have your folks become connected with a local realtor, that has worked these before and help you out also. If the home is in foreclosure, then they are going through their 6 months redemption? or are they in a short sale period? These are both very different transactions and depends where they are at. Interests
Interests include boating, travel, enjoying my family and get togethers, socializing, learning and reading. I love artwork and tend to be seen drawing portraits of people that I know. I love the outdoors, but am thankful for the indoors and electric when camping.
