Has your agent disclosed to you that they are building the Fort Hammer bridge next to Waterlefe eventually? The traffic flow will be different eventually, making LWR a very main road. Just wondering, since I can see your from out the area. That aside it is a beautiful community.

Large home sites, pretty homes, no amenities, somewhat in the middle of well Parrish, when I bring it to my buyers attention they tend to opt for communities in different school districts if they have kids, and closer to well other homes, and shopping etc.... so to answer your question, yes you can get a good value in twin rivers, but you can also get an outstanding value in communities that are much more popular, even when the market was hopping twin rivers was not hopping that much... hope that helps...

Absolutely this is a good time to buy, I pulled over 200 properties yesterday for a client looking for rental property under 150K, I could not believe it, but true, so the answer is YES, good time to buy but make sure if your not familiar with the area that you work with someone who is, the neighborhoods are very important as well as location to public transportation, schools etc... you could make a big mistake just buying anything, it takes a keen eye, a strong perception of the local market etc... good luck and let me know if I can be of help with anymore questions.

Considering all the available properties, I would certainly think that one over. Is it in an AE flood zone? When was the last time it flooded, age of home, nearest body of water etc... Most of Florida is a flood zone, but not all property requires flood insurance unless it is in an AE flood zone or obviously right on the water. All of Sarasota is a "nice neighborhood" really it is. Your question regarding quiet and peaceful and out fo noise and spoiled environment, well that also describes pretty much the entire area. Common sense of course tells me that you are not looking to live downtown, although our downtown is very different from the New Orleans area. Have you been here? If your looking for land go east of the interstate (I75). If you don't want land and just quiet, and new, then you might want to be in a planned community with a CDD, and perhaps gates. As others have responded, you should really have someone take you on a tour, we all do it with clients, at least for an entire day. You can't possible know the area without one.
