Have you heard of Heritage Harbour? There are some great buys right now that fall below your price range. It's not in Palmer Ranch but if you do not want your in-laws to be right on top of you, it's perfect. It's very convenient to I-75 and in 15mn you could drop the kids at the grand parents and spend the whole day with hubby ;-)

I saw your other post first and did not realize that you only had an offer and that the deal was not closed yet.
You might want to consult Renee Glendinnings (941-365-7446) regarding how to register your property when you buy it. There are indeed rules for Foriegn Nationals that you should be aware of. In terms of how long it will take for the property to sell depends on where it stands in the "short sale/foreclosure" process. If it is just at the beginning it could take as long as 6 months or even more. If it has gone in foreclosure and wasn't bought at the auction, it could take just a few weeks if it is going to be a cash transaction. The landing institution should respond to your offer but most likely with a yes or a no. Do not be surprise if it does not counter. How fast it will sell will also depend on the loss mitigation officer in charge of the dossier. Some are very efficient and some are as slow as molasses. Nothing you can do about that. The problem with buing a short sale is that it ties you up and keep you from making offers on other properties that might come up on the market. I am a Canadian realtor who lives and works here in Sarasota. I also have some Canadian customers who are interested in renting out during the high season. They are looking for something from December 1 to March 31st. If you tell me a bit more about the condo, I could send the info to them and see what they think. One advantage of renting to Canadians directly is that they could pay you in Canadian dollars and no one would lose on the exchange.

Hi Teresa,

Here is the google map of the area. You will notice that there is a lake north of Fruitville on the east of Honore but I suggest that you also look at the lakes off Simmons that is North of Fruitville but a bit more west of Honore. There are some very nice single homes in that area and they are not too pricey.
