There have recently been a few newcomers to the Jim Soda Group at Prudential Palms Realty. Randy and Toni Huartson have re-joined Prudential Palms Realty as part of the Jim Soda Group. Randy Huartson will serve as a technology specialist and Buyer's Agent, and Toni Huartson will specialize in basic staging and showing properties, client communications and administration. Kelly Zoller has joined the Soda Group as a specialist in technology and managing sales and listings in areas along the Manatee River. Yes you can. Excellant properties in areas 42, 43 and 52. Thes are close to downtown and in some of Sarasota's excellent school districts. It's a great time to buy as you may find short sales and or foreclosures. Prices are extremely attractive and seem to be bouncing along the bottom of what we think to be our lows. You should investigate with your Lender, If you can qualify financially qualify for a "SHORT SALE." We have been sucessful in Short Sales with several of our listings, however, they are time consuming and need patience. You as the borrower needto be diligent with your Lender in the pursuit of information and choose a Realtor that has experience.

Hi Paul: The area of your inquiry is an exciting and the fastest growing area in Sarasota and Manatee. The area is driven by both commercial and residential developments. Which are you considering?

You can find gated, non-gated communities, Golf course communities, Condos and excellent rental properties, readily available. Private Country Clubs and public golf courses are short driving distances. The area also abounds with excellent schools, both public and private. Residential Prices can range from $200,000 to over $4 million.

Commercial properties are becoming more expensive due to the high-end shopping mall, commercial retail and office developments in the area. The new University Mall will resemble and consist of the same partners as International Mall in Tampa and Millenia Mall in Orlando with completion in November 2010. The new mall, restaurants, hotels and adjoining residential will consist of 1.7 million sq. ft.
