Here are just a few recommendations; obtain a home inspection, pest control inspection, and if the property has a well or septic tank have those inspected as well. Most lenders will
not supply these to you, you must get them on your own and the cost could exceed $1000 for all.
These are a necessity. I have seen many lender owned property sales fall though after al these reports have been obtained. The reason? The lender will not normally correct any deficiencies in the property. they sell homes "As-Is". Many normally mandated seller disclosures are not required for lenders selling foreclosed properties. The other imprtant item is to check comparables or retain a licensed real estate appraiser to value the home for you and if possible make sure the appriaser knows of any deficiences you have discovered and what the negative affect is on the present value of the property. - Sat Jun 21 2008, 10:26
