About Me
My name is Jennifer Martin (aka Jenny) and I am a licensed Realtor associated with Century 21 Towne & Country Realty. I am a member of the Active Rain and Point2 Network Communities.

Santa Claus Indiana is my primary market but our office serves all surrounding counties. My husband and I are residents of Christmas Lake Village, along with our children. We have an 18 year old who is now living in Evansville and our youngest two attend Lincoln Trail Elementary School; part of the North Spencer School System.

Living in the village is a world all it's own. Residents enjoy three beautiful lakes, a community park that brings summer concerts - basketball/tennis & baseball courts - and of course plenty of running room. We also have a beach that comes complete with a lifeguard present for safety reasons. Water-Bugs enjoy boating, swimming, skiing, tubing, fishing, and just basking in the summer sun. September brings our annual yard sale event (this is a HUGE event - 129 homes participated this year 2007), and let's not forget about the Festival of Lights in December. Our gates open to the public for a night of true magic; children of all ages just cannot get enough of the twinkling lights.

I can tell you that living in Christmas Lake Village (Santa Claus Indiana) is like living in a fairytale year-round!

This past March I was one of only 10 out of more than 2000 nationwide applicants to win the title of a Top 10 Season V Finalist for the Real Estate Apprentice Foundation; this accomplishment gave me more than $7000 in prizes that have given me a jump start in my real estate career. You can find me at http://www.realestateapprentice.com, season V.

My clients feel at ease when they meet and speak with me; while other agents may discourage personalism in this industry I simply cannot function that way. I am a "You get what you see" type of person and personality, no false bravado here! I want to know my clients on a first name basis and I want to know the names of their children, what their favorite colors are and how many grandkids they have (if applicable).

I may not bring 20 years of experience but I do bring a genuine interest in what is best for my clients (both buyers and sellers). I am in my second year and I am more in love with the career than I was when I first received my license. I owe much credit to my broker, Mr. David Grundhoefer and our team of professionals; their guidance and willingness to share their years of experience have been instrumental in my success.

Whether you are buying or selling ... we should get together for a cup-a-joe and get to know one another first. There are absolutely NO strings attached to meeting me and when you are ready to take that next step - I'm only a phone call away!

Our office is located at 1 Christmas Lake Blvd. in Santa Claus Indiana 47579. Our phone numbers are: Office (812) 937-4414 TOLL-Free (800) 233-5580 FAX (812) 937-4416. You can reach me by cell phone until 8:00 PM 7 days a week! (812) 639-7189.

Realtor Loyalty To Their Own

Jennifer Martin answered:
I'm very glad that this question was posted because being so new to the industry there is much I stil have to learn. I've never EVER done this with my own listings (Just want to make that clear) and must say that I'm sad for the realtors that I have seen doing this ... they've been in this business long enough to know better and I for one won't forget the input on this question. Note: I have to tell you that I have never seen anyone at my office (Century 21 Towne & Country) EVER hold onto the listings for 48 hours (but have seen at a previous agency and several competing agencies as well). Thank you for putting me on the right road. - Thu Nov 1 2007, 11:21

Carmen, You have received some wonderful input and I would simply like to add an additional perspective.

Depending on your "market" - where are the buyers coming from?
... My market (Santa Claus Indiana) is a tourist area so a large majority of our buyers are coming from out of state. These out of state buyers do not know who the "Top Dog" is so they of course get their information via the internet.

So depending on your market and where the majority of the buyers are coming from you may want to focus on an agent that has a strong internet presence vs. basing your decision from a local point of view.
Good Luck to you! - Thu Nov 1 2007, 06:20

In Indiana I have seen "Bridge Loans" being utilized. They cover a "lag-time" between the sale of one property and the purchase of another but usually carry a pretty high interest rate and are intended to be short term (up to 1 year). You may want to get your home on the market paying close attention to effective pricing and offer an eye-catching incentive to the buyer's agent. If a buyer's agent sees they can earn a higher commission from selling your home then they will absolutely show it to more buyers!
Limit the listing contract to 3 months and/or don't be afraid to request a No-Strings-Attached clause (I use this for all of my listings - the seller can fire me if I am not doing my job). The link provided gives you more information on these kinds of loan options. Good Luck to you. - Tue Oct 30 2007, 17:34

You can do a search for your local area and even call your social services organization; they should be able to help you. Link is for Charity Navigator. Good Luck to you. - Tue Oct 30 2007, 14:19

I have a NJ license, how do i go about getting PA

Jennifer Martin answered:
First log onto your NJ License site to find out if your state is reciprocating with PA. If they are you should only have to take the state portion of the test. If not you will need to take the entire course for PA. Good Luck to you. Link provided is to the PA License site. - Tue Oct 30 2007, 13:50
