Inspection Contingency Norm

During the home inspection. Any areas the inspector found to have problems in and should be corrected falls on the seller to pay for the correction to the house. Paying to fix the house should fall on the seller at a 100%. If the owner doesnt want to pay to fix the house he would have to disclosed on the seller residential real estate sales disclosure sheet what damage was found. So with you or the next offer the same problem still existed. But in my personally opinion buyers should never have to pay to fix the house they intend on purchasing unless buying a bank repo or a house that states sales as it. - Fri Feb 22 2008, 23:40

I know the area that I live in is a great place to buy such an investment. Its a place called Christmas Lake Village that is a gated community with 3 lakes, 18 hole golf course, park, beach, tennis court with a amusement park just minutes away. Its located in Santa Claus, Indiana. The price for a lake front house is one of the cheapest in the country as well as lake view, golf course and other area homes. We are constantly having people asking us about houses to rent in the village.

Found a foreclosure I like. Realtor says pay what they are asking. I say I can go slightly lower. How much?

I always tells my clients to bid below the asking price. The seller has 3 choices to accept, reject or counter back. Most of the time they will counter in this market. You and the bank can counter back and forth to you come to the price you both agree on. Or you can walk away and wait to see if the house doesn't sell in a few month to come back and start again with this price. Sometimes banks lower their price if they can't get a buyer in a certain time. - Tue Jan 15 2008, 07:09

With the VA loan you can purchase a home with no down payment. The conventional loan you need 20% down. With the VA loan you could have a higher debt/ratio than a conventional loan. You will also to make sure you request your VA Certificate for the loan. I have heard of pledging a downpayment for the buyer when a bank financed the loan for a 100%. When they have paid the 20% into mortgage then the bank reimbursed the seller for the 20% down. The bank is lending the money and you are securing the downpayment. You might want to talk to the bank and see if they still work with this type of loan. - Wed Dec 5 2007, 13:11
