There are times when the relocation company will accept an offer where the buyer's home is in escrow, depending on how close it is to closing. If you've just opened escrow, then I'd at least wait until the buyers remove all contingencies. - Mon Jun 23 2008, 08:27
The short answer to this is YES.
The Short Sale Addendum adds in additional protections to the buyer in that it outlines the seller's responsibilities during the short sale process.
The Short Sale Addendum also allows the buyer to specify that the contingency periods do not begin until after the buyer has received a written acceptance of the offer from the bank. The acceptance of the offer by the sellers is only the first step in the process - the bank (lender) must approve the sale as well.
However, it also makes it clear that the seller may continue to accept offers and present them to the lender even after your offer is accepted by the seller, unless you have something in writing with the seller indicating otherwise. - Fri Jun 20 2008, 16:14
You can negotiate the commission down as low as a Realtor is willing to accept for payment of his or her services. If you do negotiate a lower commission, be sure you understand what services you'll be receiving.
Most Realtors who offer deeply discounted commissions are working with the high-volume low-service business model. This may or may not work for you, depending on how much work you want to do to get your house sold. Also, beware of "package deals" where the Realtor will offer a deeply discounted commisison on the sale of your current home as long as you buy your next home through them and obtain your financing through them. Mike, as others have already stated, it's best to work with a Realtor who is experienced in handling REOs. There is no charge to you for using a Realtor, and most banks will not accept offers submitted by unrepresented buyers anyways. The price you offer depends on a lot of factors, including how long the home has been listed as an REO. The bank will have done some research before listing a home, so the $700k price is likely what they consider to be a fair price for that area. However, they likely have some "buffer" in that pricing, and the longer a home sits unsold, the more you should be able to negotiate.

This depends somewhat on who bought the home... the bank or a private investor.
Typically the bank will offer you a Cash for Keys agreement, where they offer you a small amount of funds in return for your agreement to move out as of a specific date (typically 30 days after you are contacted) and your agreement to leave the home in "broom clean" condition.
If someone other than the bank purchased your home, then you can still attempt to negotiate a move-out date and possibly some funds to help you move out. Most investors would rather have occupants move out with the home in good condition than risk having them damage the home during a hasty move-out.
