Picking the right Realtor to work with is very important. You should interview with a few Realtors and see which one you feel most comfortable with. I can show you a bunch of refferals, but the ultimate decsion should be based on you confidence in the person representing you.

Gary’s answer is accurate. I work for Re/max of Valencia and I can assure you that the first step would be to approach the office manager. For reputable Brokers their reputation is very important and they will do what they can to remedy the situation. Many times the issue of an incompetent agent can be resolved by the manager’s involvement. If you still feel uncomfortable dealing with the company your next step would be to ask for an unconditional release. There are several attorneys or even other agents that will help obtain this.
If the agent has been working with you and showing you homes it might be a nice gesture for your new agent to offer a referral fee to your previous agent. This can be agreed upon by both agents. When a realtor makes a promise to you that seem farfetched I would recommend to you to get it in writing from the realtor.
1. The seller can do as they please with the price and are not obligated to sell at an appraised price. It is however almost impossible to obtain a loan for any property above an appraised price. Unless they plan to sell the home to a cash buyer that does not require bank approval they will have a hard time selling.
2. The seller is responsible if they knowingly withhold information about problems with the home. It can however be difficult to prove this once escrow closes. It is always better to get everything that needs to be fixed agreed upon between the buyer and seller prior to releasing contingencies. It is also a good idea to have the seller pay for a 1 year home warranty policy. Once the repairs are done you still have one final inspection before the close of escrow where you can raise any issues that were not taken care of and were agreed upon.
