Every buyer will have a different story on how long it took to find a home so there is not one answer to your question. It depends on the area, inventory, buyers needs in a property, financing and even the Realtor. If you are looking for a 4 bedroom property but only want to pay what a 2 bedroom property is selling for, it will take you much longer than the person looking for a 2 bedroom in the same price range. A good Realtor should be able to tell you up front if what you are looking for is realistic or not. The less realistic, the longer the search. Throw into the mix the length of time it takes to get a response from the bank and you can be looking at an additional 90–120 days in many cases. Your best course of action is to have your financing lined up prior to looking, interview several Realtors and be realistic. There may be a surplus of bank owned homes and shortpays but the banks are not giving them away. Homes will still sell at a fair market value in most areas.

Where Can I find Santa Clarita Luxury Homes?

In Valencia you would have “Westridge” with beautiful custom and tract homes on or near the TPC golf course, “The Woodlands”, specifically “Presidio” and “Garland”, Lake front homes on “The Island” in Bridgeport as well as “Tesoro Del Valle” and some older areas such as “Windemere” in the Summit.

Stevenson Ranch has a number or areas including Southern Oaks. Hasley Canyon in Castaic, Custom Homes throughout Newhall including Peachland Estates, Hillside homes in Bella Vista Estates and Placerita Canyon for horse property. Custom homes throughout Sand Canyon and Robinson Ranch would be the area of interest in Canyon Country

All in all, there are numerous areas of Santa Clarita that would fit most all lifestyles of the Luxury Home buyer.

There are several points to your question that concern me as Realtor. The fact that you feel he is very slow and does not care is a huge issue. You are making a huge purchase/investment and must feel confident in the Realtor representing you. If you have not already done so, you need to talk to him and get things straightened out. Hopefully this is just a misunderstanding and you will work things out.

As far as a Short Sale, they can take weeks to get a response and to be honest, many listing agents do not let all offering agents know that they did not get the property. Frustrating for everyone….YES. With that, it is important that your agent be well versed in the short sale process so you as the buyer are 100% comfortable that he/she is following up and keeping you informed.

Pre Approved is a requirement in the crazy market but there are many properties that do require you to qualify with their lender so they are sure you are truly qualified. You do not need to use their lender but many listing agents will not submit your offer without this.
