About Me
My name is Valarie Schwab. I didn't go into real estate just to sell houses. Anyone can do that. You see, if there's one thing I've always been a stickler for, it's customer service. So to me it's not about houses, it's about homes. The right home, in the right place, at the right price. My expertise comes from informing you of every possible home that fits what you are looking for. You won’t find a developer who tells you to make sure to check out their competition. In addition they will not sit you down and tell you, “Let’s negotiate the best possible price”. Often time’s clients are not aware of another development that is being built just a few blocks away.

It's really that simple. I'm here to help you.

So whether you're thinking of a condo, townhome, single-family, investment opportunities, or an estate, let me make your home buying journey something you never thought possible – an adventure. Easy, stress-free, and (most importantly) fun. Your biggest worry should be choosing the paint colors.

Now keep reading, because here are some amazing facts that you need to know about my area, my fees (there are none!), and New Homes Realty.

I’ve lived in Santa Clara County for over 20 years and have lived in Contra Costa and Alameda Counties for the last ten years. I am aware of Brand New Developments throughout Santa Clara County, Alameda County, Contra Costa County and even as far as Stanislaus and San Joaquin areas. Currently I represent the Santa Clara County and parts of nearby Alameda County. Often I’ve had clients who start looking in one area and due to the desire to have a little more home for the money or perhaps the need for a larger lot square footage, I’ve often ventured out into the other surrounding counties to find the home of their dreams. Because of this I stay up-to-date on all new developments surrounding our areas. I am also a member of the Multiple Listing Service (MLS) covering areas from San Mateo County to Gilroy, Fremont to Crocket to Tracy and San Ramon to Discovery Bay and can offer you both “buy new” and “buy pre-owned” options under the Exclusive Buyer’s Agent representation arrangement. My obligations is always to you – never to the builder or seller.
"Unlike the traditional agent who looks out for the seller, a buyer broker acts as your advocate, helping you find the home you want and then negotiating the lowest possible price. The best buyer brokers are so-called 'exclusive agents'. That is, they represent buyers, never sellers."

- Money Magazine
"Most agents who show you homes don't represent your interests. They work for the builder or seller, and their object is to sell the house at the highest possible price."

- USA Today
"Only by using an exclusive buyer’s agent can a buyer be sure all information is kept confidential. Only an exclusive buyer agent can give the buyer an objective, experienced opinion of the homes viewed to ensure the buyer gets the right home, in the right location, at the right price."

- Mobility Magazine
I will do everything for you: Safeguard your interests, negotiate prices, arrange financing and manage the closing. And the best news is that my services are free to you. There are no hidden charges or obligations, because all fees are paid by the sellers.

Val Schwab answered:
Hi DJ,

I spoke with the current listing agent. The home never even made it to the MLS when it sold prior on 5/7/08. According to the listing agent the couple who bought it have been working with fixer uppers for over 30 years. They are very well known in the industry and apparently have a great deal of resources to find the homes that need fixing up. Their turn around time frame is phenomenal in which to repair and relist quickly. They do approximately 6 homes a year. The home is back on the market and is now in move in ready condition and of course priced higher. If you'd like assistance with your home search since this home is no longer available let me know.

Thanks for the question and response.

This home listed on the market on 5/28/08 at $1,248,000
On 6/23/08 it reduced in price to $1,198,000
On 7/7/08 it received an accepted offer and went PN (Pending No Show)
If it closes Escrow on time it is expected to be 8/1/08.
Listing agents will not disclose what amount was accepted until after it closes, but I am usre it was not $975k.
If you would like to check back a few days after the close we will have access to verify the accepted sales price as it will then become public information.

Where did you get your information from? Just wondering. - Mon Jul 21 2008, 11:30
