Securing a mortgage pre-approval and selecting a Realtor to act as your buyer's agent are two great places to start. Depending on your finances you may qualify for one of the many first time buyers programs that are offered in the area such as Cal HFA, FHA and the Housing Trust. If you do qualify, look to work with a lender that is trained and familiar with these programs. The Housing Trust offers a first time buyer program in Santa Clara County in partnership with a designated lender.
In reference to picking an agent... Above all you should "click" with your agent. You should feel that your agent will go to the ends of the world for you and be with you through the whole process. Make sure you have an agent that will put tours together and show the properties strong and weak points, not just send you out to open houses or to meet the listing agent. A great agent will attend your escrow sign-off and review the closing statement before you even step foot in the sign-off. A great agent will be a sounding board, walk you though the process, be your coach and confidant, and watch out for your best interests. A professional agent is a human "rolodex" of sorts that can put you in touch with lenders, inspectors, contractors, carpet and flooring, painting, insurance and the like, that are professionals, tried and true. Not just one referral for each, but three or more, so you can have a choice.
