I think it depends on what websites you have it listed. There are numerous websites that get absolutely no traffic - so make sure you do your research. I strongly recommend hiring a Realtor. However, another alternative is to pay a set fee to have it placed in your local MLS. I'm not from your area, but I believe your local board of Realtors is http://www.nvar.org. Call them and ask about posting your listing as a non-member. You may save money by not hiring a listing agent, but if you really want your home sold, this is a great way to get your home seen by all the selling agents in your area.
Also, don't forget open houses! Call your local newspaper and have your open house placed in the weekend directory.

In the state of California, you may have dual agency. This means I can represent the buyer and the seller or be the buyer or seller if it is clear to all parties and the dual agency forms are signed. Is it legal? Yes in California. Is it fair or ethical, that is subjective.

If I am interested in buying a property from a listed client, I believe I am looking out for both party's interest. I am bringing an offer to my seller and that is why they listed. Representing the seller also means that I am legally obliged to present all offers to the seller. I also don't underestimate the power of the seller's voice. They make the final decision what the final price tag is. If they don't like the offer, they are not obligated to sell. Same goes for having preferred buyers. - Wed Jul 23 2008, 10:50

Hows the market in Santa Barbara?

Congrats on choosing the "American Riviera" for your retirement! Nationally, it's a buyer's market and that is no different in Santa Barbara. I am a buyer's agent and I've been watching home prices fall a lot in the last year, even in the last 6 months. The most price drops have been in the under $ 1,000,000 range while the larger estates have held their value fairly well. So, it really depends on what you are looking for. Montecito and Hope Ranch is where you will most likely find the larger estates that have not dropped too considerably, so if this is your price range for a long term home, I'd start looking there. However, it you are putting financial investment as high as a priority as personal preference, than closer to Downtown or in Goleta will be better choices. There have been some incredible deals for these areas that I can certainly help you find. Goleta and Downtown Santa Barbara will most likely be less home, but more location convenience (ie. walk to beach or shops) and you will find your best deals, in my opinion, in these areas.
