Top Notch Realtors that actively work as Buyer Agent understand that their most important job is listening to their client and helping them determine what their possibilities are. One four-pronged approach to defining the tasks involved might be to ask questions regqarding:
a. PROBLEM SOLVING ... what problem solving skills does the agent demonstrate? Most buyers ha a problem -- they want to find a home. What skills will the agent bring to the table to help you do that?
b. LEADERSHIP... good Buyer's Agents understqand that a big part of their job is to help lead their client through the complicated process of finding, securing, and purchasing a home. What leadership skills does the agents demonstrate to you?
c. ADVOCACY ... you need to hire an agent that will advocate for you. As a Buyer's Agent, this means to me: "You ineterst (my Buyer client) above all others including mine, always.
d. NEGOTIATION ... the art of negotiation on behalf of buyers requires a gret dela of skill and talent. What negotiation skills does the agent you are considering demonstrate. What is their track record. I always remind by buyer clients that their objective is to Buy a Home, and hopefully the perfect home for them. My job is to help in any way that I can. this means focusing on the object, addressing the concerns of my buyers, educating them every step of the way, and advising on offer strategies to successfully accomplish their goal of buying their dream home.

Your question does not address what you are ultiately looking for, which I believe is dollars toward closing costs or other inceentives toward a purchase.

Representtion by an agent (Buyer Agency) is your agreement to hire an agent to represent you. In most situtions the Buyer's Agent (paricularly those belonging to coopertive agreements from MLS systems) is paid by the seller for a fee for bringing the Buyer to 'the table'; and closing as disclosed in the cooperting agreements between brokerages. Buyer's agents have the ability to negotiate their fees between themselves and their clients (BUYERS) ... BUT normally only with the agreement of their Brokerage Firms.

Why would you be worried about the fee a seller would pay an agent/brokerage firm? It seems the issue for a continetious buyer should be will the seller pay the buyer concessions (ie. loswer purchase price, closing costs, buy-downs, etc.). This question might not be about a fee agreed to between brokerage firms( buyer Agent fee), but rather the willingness of the seller to contribute toward the purchase.

Good Buyer's Agent wikl will dilligently to support the interests and the buyer they represent. Having representation in complicated markets is ALWAYS na good idea. if fees paid to the agent are an issue to you, then talk with a number of agents and brokerages to determine their policies. But, please remember, professional Realtors must always put the interest of their CLIENTS (those they represent) above all others. it makes good sense for most home purchasers to have their own agent.

This is a great question to ask your Realtor and/or your legal counsel. State laws vary but in general this is risky business. If both offers are accepted, you may find yourself with enforceable contracts on both houses. There are ways of being prepared to have another offer 'ready to go' on another house if your first offer is not accepted. But again, every State is different. You also may want to consider what you may risk by making two simultaneous offers without disclosure to the other parties. In other words, if you prepare an offer on home A without disclosing you are also offering on home B will you have committed 'fraud' if both are accepted and your can't perform. My advice in general to buyer's I represent is to choose the 'best house' for you and then make your strongest offer.

Interests
We live in one of the most beautiful places on earth with a very large lake (Pend Oreille) and a ski Resort (Schweitzer Mountain named #24 in the US) within minutes. Sailing on Lake Pend Oreille is a never ending adventure in summer and skiing at Schweitzer overlooking the lake a beautiful winter sport. Gardening consumes a great deal of spring time with a large greenhouse and over 3 acres of our 15 acre farm in gardens.

The arts Community in Sandpoint is extraordinary with festivals and art events throughout the year.

And then there are our charitable efforts including our community Service Day the third Friday in June where we put our effort and sweat into helping families and children in our community; our 'Giving Tree' commitment in December -- where in 2007 we lead the effort to adopt 157 children in our community and organized the efforts to meet their Christmas efforts; and our continuous commitment to the Windermere Foundation giving funds to charitable organizations in our community in support of families and children.
